TERMS AND CONDITIONS:

REGISTRATION: All bidders must register online stating that you agree with the terms and conditions and will perform your duties as a bidder as such.

OFFERING METHOD: The property will be offered in total dollars as a lump sum bid.

BUYER’S PREMIUM: A 10% buyer’s premium will be added to the high bid to determine the final contract price.

PURCHASE SALE CONTRACT: All successful bidders will be required to sign a Purchase Sale Contract immediately by email following the close of the auction.

DOWN PAYMENT: 10% earnest money down payment immediately following auction. The down payment may be made in the form of cashier’s check or bank wire transfer.

FINANCING CONTINGENCY FORBEARANCE: YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING. THE PURCHASE AND SALES CONTRACT WILL NOT HAVE A FINANCING CONTINGENCY CLAUSE IN IT so be sure you have arranged financing, if needed, and are capable of paying cash at closing.

DEED: Seller shall provide Limited Warranty Deed. Real estate sold subject to all rights of way, legal highways, leases and easements.

CLOSING: The balance of the purchase price is due at closing, which will take place no later than Thursday, July 18th, 2019. Attorney’s fee will be paid by the purchaser(s). All lender costs shall be paid by the purchaser(s).

EASEMENTS: Subject to any and all existing easements.
